- Plus the one-time RCSCW capital fee of $5,400 on every Sun City West sale

Pre-Offer Costs (Before You're Under Contract)
Earnest Money Deposit
Typically 1% of the purchase price ($3,000–$5,000 on most Sun City West homes). It's held by the title company and credited to you at closing — it is not an extra cost, just an out-of-pocket commitment that shows you're serious.
Inspection Period Costs (Days 1–10 Under Contract)
